This study analyzes the time series properties of the number of compulsory auctions of multi- family housing in Seoul using a Markov regime-switching model. The sample period spans from January 2012 to December 2024, with the 25 districts of Seoul divided into five regions. Assuming fixed transition probabilities, the analysis revealed evidence of a transition only in the southwestern region, characterized by a shift from a contraction to an expansionary phase, in July 2020. This transition roughly coincides with the point at which the difference between the Jeonse-rent conversion rate and the 3-year government bond yield began to steadily narrow. To examine whether the difference between these two variables influences transition probabilities, a time-varying transition probability model is additionally analyzed. The results show that a narrowing of the difference between these two variables increases the probability of a sustained expansion in the number of compulsory auctions in the southwestern region.

본 연구는 마코프 국면전환 모형을 이용하여 서울시 연립·다세대 주택의 강제경매 건수 의 시계열 특성을 분석하였다. 분석 기간은 2012년 1월부터 2024년 12월까지이며, 서울시 25개 자치구 를 5개 권역으로 나누어서 분석하였다. 국면전환 확률이 고정이라는 가정하에 분석한 결과, 서남권에서 만 국면전환의 증거가 발견되었으며 그 특징은 수축 국면에서 확장 국면으로의 전환이며 전환시점은 2020년 7월이었다. 이 시점은 전월세전환율과 국고채 3년물 수익률 두 변수의 차이가 축소되기 시작한 시점과 대략 일치한다. 두 변수의 차이가 전환 확률에 영향을 미치는지 살펴보기 위해 시간 가변 전환 확률 모형을 추가로 분석하였으며 두 변수의 차이 축소가 서남권의 강제경매 건수의 확장 국면 지속 확 률을 높인다는 결과를 얻었다.
