The current trend of single or two-person households in Seoul is affecting the recent change of the housing market. The government has been accordingly trying to promote the supply of small-sized houses by carrying out the policy for revitalizing the urban dwelling housing in 2009 and by introducing the concept of quasi-housing in 2010. However, those measures failed to reflect the increase of single or two-person households and diversified characteristics and did not differ from the previous measures centered on the typical three or four-person households, which led to the deepening supply-demand mismatch of small-sized hou55ses for single or two-person households and other issues related to the small-sized houses supply without considering the quality of life. On this background, this study is grounded on the necessity of the analysis of factors affecting the choice of small-sized houses by single or two-person households in Seoul. This study, firstly, selects preferentially important factors in their choices from previous studies, and then conducts a questionnaire targeting residents living in small-sized houses. Based on the survey results, this study seeks to find solutions to provide a well-balanced supply and thus to raise competitiveness. In the results of the structural equation, the location characteristics, internal characteristics, external characteristics, and economic characteristics have a positive (+) effect on the residential satisfaction, and statistically significant results do not directly affect the recommendation intention.

서울시 1 · 2인 가구의 변화 양상은 최근 주택시장의 변화에 영향을 미치고 있으며, 이에 정부는 2009년 도시형생활주택의 활성화 정책 실시와 2010년 준주택 개념 도입을 통해 소형주택 공급활성화를 위해 노력하여 왔다. 그러나 현행 제도는 1 · 2인 가구의 증가와 다변화된 유형별 특성을 반영하지 못하고, 전통적인 3 · 4인 가구 중심에서 벗어나지 못 하였으며, 1 · 2인 가구를 위한 소형주택 수급의 불일치 심화, 삶의 질을 고려하지 않은 소형주택 공급의 문제를 보이고 있다. 이러한 배경에서 서울시 1 · 2인 가구 소형주택 선택에 영향을 미치는 요인에 대한 분석 과 연구가 필요하다고 판단되어, 소형주택 선택 시 우선적으로 중요하다고 판단되는 사 항을 선행연구를 통해 항목 별 요인을 선정하여 서울시 1 · 2인 가구 소형주택에 거주하 는 거주자를 대상으로 설문조사를 실시하여 요인을 분석하고 도출하여 그 요인의 중요 도를 바탕으로 공급자는 그에 걸맞는 공급을 함으로써 경쟁력 제고와 그에 따른 해결 방안을 모색하고자 한다. 구조방정식분석을 통한 결과에서 만족도 및 추천의도에 대한 측정변수와 만족도 간의 경로계수의 방향성과 유의성을 확인해 본 결과 만족도에 영향을 주는 요인으로는 입지 특성, 내부 특성, 외부 특성, 경제 특성은 정(+)의 영향을 주는 것으로 나타났다.
