This study sought to compare factors influencing living satisfactions betweengroups who preferred the housing reconstruction and the housing remodeling as themethod of residential environmental improvement. In this study, the living satisfaction wasinvestigated through the survey with both resident groups. Questionnaires were given to420 residents who anticipated housing reconstruction or housing remodeling. The results ofthis study are summarized as follows: Firstly, the residents preferred housing reconstructionto housing remodeling as the methode of residential environmental improvement. Secondly,the level of living environmental satisfactions of residents group who preferred the housingremodeling is higher than those of who preferred the housing reconstruction. Lastly,findings revealed that the common influential factors that contributed to the level of livingenvironmental satisfactions were ‘housing size’ and ‘housing cost’. On the basis of findings,it was concluded that ‘economical efficiency’ and ‘neighborhood perception’ were the mainfactors that affected the level of living environmental satisfactions. This study implied thatwe need strategies to change residents’ recognition for the housing remodeling and torespond to the changes in the housing market.

본 연구에서는 대전시 노후 공동주택 거주자(420명)를 대상으로 재건축과 리모델링 선호자 간의 주거만족도 및 영향요인을 분석하였다. 연구를 통해 얻어진 주요 결과를 요약하면 다음과 같다. 첫째, 설문조사자들은 리모델링(33.1%) 보다는 재건축을 선호(66.7%)하는 것으로 파악되었다. 둘째, 리모델링 선호자의 종합만족도가 재건축 선호자의 만족도 보다 높고, 대부분의 항목에서 유사한 결과가 나타났다. 마지막으로, 경제성과 관련된 ‘주택가격’이 주거만족도에 대한 공통 영향요인으로 작용하고, 대체로 경제성과 근린의식 관련요인이 주요 영향요인으로 분석되었다. 본 연구결과는 앞으로 리모델링과 관련하여 거주자 인식 전환을 이끌어 내고 시장 변화에 대응할 수 있는 전략이 필요함을 시사한다. 다양한 연구가 진행됨으로써 리모델링을 비롯한 노후 공동주택 관리정책이 효과적으로 수행되는 데에 기여해야 할 것이다.
