This research aims at analyzing the characteristics and the effects of Urban-type Housing Supply that were introduced into Busan in May 2009. As for the supply features, their present condition was analyzed in terms of total amount, types, size, and location by using the consent data from 2009 when they began to be provided to August 2013, and the supply effects were assessed in terms of the introduction purposes, that is, contribution to the supply of small-sized houses, improvement of location and accessibility, and relief of the burden of rent. As the research results, first, with regard to the level of contribution to the supply of small-sized houses, the sudden increase for Urban-type Housing in Busan for a short term was evaluated to make a contribution to the provision of small- sized houses, yet as many of them were small-sized studios, more diverse types of houses need to be provided in the future that correspond to the age and features of the structure of households. Second, regarding the evaluation of their location and accessibility, as the portion of semi-residental areas, general commercial areas and station influence areas is high in Busan, they are very good, but the countermeasures preparing for future degeneration of residential and living environments should be taken. Third, for the evaluation of the level of the burden of rent, the rent of Urban-type Housing in Busan was relatively expensive, so it was proved that they were not that cheap and the price is not bearable, so the location has to be selected to ease the burden of housing expenses, and the roles of the public need to be strengthened. The enhancement of the reliability of this study is somewhat limited because it targeted Busan, and the research subjects for the analysis into the location, accessibility, and burden relief effect of housing expenses were not the whole but the residents living in the station influence areas inside the general commercial areas. The follow-up research will be carried out on the degree of satisfaction with housing and proposal of unit plan focusing on the residential environments of the occupants of Urban-type Housing.

본 연구는 부산시를 대상으로 2009년 5월 도입된 도시형 생활주택의 공급 특성과 효과를 분석하는 것이다. 공 급특성은 도시형생활주택이 공급된 2009년부터 2013년 8월까지의 인허가 자료를 활용하여 총량적, 유형별, 규모별, 입지별 실태를 분석하며, 공급효과는 소형주택의 공급 기여, 입지 및 접근성 향상, 임대료 부담 완화 라는 도입 취지 측면에서 평가하였다. 연구 결과는 첫째, 소형주택 공급 기여도의 경우 부산의 도시형생활주택은 단기간 공급이 급증하여 소형주택 공급에 기여한 것으로 평가되었으나 소형 원룸형 위주로 공급되어 향후 연령 및 가구 구성별 특성에 부합하는 다양한 주택유형의 공급이 필요하다. 둘째, 입지 및 접근성의 평가는 부산의 경우 준주거 및 일반상업지역과 역세권의 입지 비중이 높아 입지 및 접근성은 매우 양호하나 향후 주거 및 생활환경의 악화에 대비한 방안마 련이 필요하다. 셋째, 임대료 부담 수준의 평가는 부산의 도시형생활주택 임대료가 상대적으로 높아 저렴하고 부담 가능한 주 택이 아닌 것으로 분석되었으며, 주거비 부담 완화를 위한 입지선정과 공공의 역할 강화가 필요하다. 본 연구는 부산시를 대상으로 한 점과 입지 및 접근성, 주거비 부담 완화 효과를 분석하기 위한 조사대상이 전 체가 아닌 일반상업지역 내 역세권 거주자를 대상으로 한 점 때문에 분석의 신뢰성 제고에 다소 한계가 있다. 향후 연구는 도시형생활주택 거주자의 주거환경에 초점을 맞춘 주거만족도, 단위평면의 제안 등에 대한 연구 를 진행하고자 한다.
