This study examines empirically the effect of private educational environments on housing price, especially on apartment price. From the cross-sectional data analysis with 25 Seoul administrative ward district data, it is shown that private educational environments are important in determining apartment price. Based on this finding, we perform the time series VAR analysis with data that indicate private educational environments especially focusing on the Gangnam school district, which is generally known as having good private educational environments. We find that the 4 year university entrance ratio can explain the increase in private institutes' student number, and this student number per private institute in turn can induce the increase in the number of private institutes in that region.
These findings lead us to an important policy implication that, in addition to the traditional policy tools such as tax policy, improving the educational environments is important to get the stable housing price.

본 논문은 사교육환경이 주택가격 특히 아파트가격에 미치는 영향을 분석하였다. 이를 위하여 서울지역의 각 구별 아파트가격 및 전세가격지수와 사교육환경변수에 대하여 횡단면분석을 하였다. 여기서 우리는 사교육환경은 서울지역 아파트가격에 유의한 영향을 미치고 있음을 확인하였다. 이를 바탕으로 우리는 다시 강남구와 서초구를 대상으로 사교육환경에 대한 시계열분석을 하였다. 우리는 강남지역의 대학진학률이 서울지역 평균에 지속적으로 높다는 것을 확인하였다. 여기서 대학진학률의 변동은 학원수강생수의 변동의 일정부분을 설명하고, 이 지역 학원 수강생수의 변동은 다시 학원 수의 변동의 상당 부분을 설명하고 있다는 분석결과를 통하여 사교육환경이 강화되는 현상이 나타남을 볼 수 있었다. 이런 결과는 아파트가격의 안정을 위하여 저항이 심한 조세정책에만 의존할 것이 아니라 교육환경의 개선이 선순환과정을 거쳐 장기적인 아파트가격의 안정에 기여할 수 있음을 시사하고 있다
