Innovation-driven growth strategies have been highlighted as key instruments for revitalizing regional economies, yet concerns persist regarding their potential social consequences, such as rising housing prices. Addressing this duality, this study empirically examines how research and development (R&D) activities contribute to technological gentrification through regional economic growth and housing market dynamics. Using panel data from 16 metropolitan cities and provinces in South Korea for the period 2007–2023, we employ fixed-effects regression and mediation analysis to assess the structural pathways through which R&D investment, human resources, and infrastructure influence both economic outcomes and housing prices. The results indicate that R&D activities significantly enhance gross regional product and per capita income, thereby fostering economic growth, which subsequently mediates housing price increases and accelerates technological gentrification. In particular, the finding that income growth constitutes the primary channel linking R&D to the housing market offers notable academic implications. These results underscore that innovation policy is not confined to industrial development but is also deeply intertwined with social and spatial inequality, suggesting the need for balanced consideration of economic growth and housing stability in policy design.

최근 혁신주도 성장 전략은 지역 경제 활성화의 핵심 수단으로 강조되고 있으나, 동시에 주택가격 상승과 같은 사회적 현상이 유발할 수 있다는 우려가 제기되고 있다. 본 연구는 이러한 이중적 효과에 주목하여, 연구개발활동이 지역경제 성장과 주택시장 변화를 통해 기술 젠트리피케이션을 어떻게 촉발하는지를 실증적으로 규명하고자 하였다. 이를 위해 2007년부터 2023년까지 16개 광역시․도의 패널 데이터를 구축하고, 고정효과 회귀분석과 매개효과 검증을 통해 R&D투자, 인력, 인프라가 지역경제 및 주택시장에 미치는 구조적 경로를 분석하였다. 분석 결과, R&D 활동은 지역 내총생산과 1인당 소득을 증대시켜 경제성장을 견인하는 동시에, 이러한 성장이 주택가격 상승을 매개하여 기술 젠트리피케이션을 촉진하는 경향을 보였다. 특히 소득 증대가 주택시장에 영향을 미치는 핵심 경로로 확인된 점은 중요한 학술적 의의라 할 수 있다. 본 연구는 혁신정책이 산업 육성 차원에 국한되지 않고 사회적․공간적 불평등 문제와도 긴밀히 연계됨 을 보여주며, 향후 정책 설계 시 경제성장과 주거안정의 균형적 고려가 필요함을 시사한다.
