In difficult times in the real estate market, conservative investment continues, so there is a concentration of investment in quality assets that can be expected to generate stable profits. At this time, investment in small and medium-sized buildings among commercial buildings with reduced size is in the spotlight, and differentiated asset management becomes more important. The results of the study are as follows. First, there were significant differences in general characteristics depending on the differences in characteristics. Second, management and operation characteristics, service characteristics, cost characteristics, and facility characteristics affected the possibility of renewal contracts. Third, all asset management characteristics except environmental characteristics were significant. Therefore, it was confirmed that the higher the service quality of asset management characteristics of small and medium-sized buildings, the higher the satisfaction of tenants, which directly affected the need for continuous and systematic services for asset management characteristics.

부동산 시장이 어려운 시기에는 보수적 투자가 지속되기 때문에 안정적인 수익을 기 대할 수 있는 우량자산에 투자 쏠림현상이 발생하게 되는데 이때 규모를 축소한 상업용 중에서 중소형 빌딩에 대한 투자가 각광 받게 되고 차별화된 자산관리가 더욱 중요하게 된다. 연구결과는 다음과 같다. 첫째, 일반적 특성은 특성의 차이에 따라 유의한 차이가 있었 다. 둘째, 관리운영 특성, 서비스 특성, 비용 특성, 시설 특성이 재계약 여부에 영향을 미 쳤다. 셋째, 자산관리 특성 중 환경 특성을 제외하고 유의미한 것으로 나타났다. 따라서 중소형 빌딩 자산관리 특성의 서비스 질이 높아지면 높아질수록 임차인의 만족 도가 높아지는 직접적인 영향을 미치는 그것으로 확인되어 자산관리 특성에 대한 지속적 이고 체계적인 서비스가 제공돼야 함을 확인할 수 있었다. 본 연구는 중소형 빌딩의 자산관리 특성이 재계약 여부에 미치는 서비스적인 요인과 함 께 임차인 만족도를 높이기 위해서는 어떤 요인이 제공되어야 하는지 확인하는 분석 연구 라고 볼 수 있다.
