This study analyzes the impact of changes in the global financial environment in 2024 on the real estate market in Incheon. The research focuses on key development areas within Incheon-(Songdo, Cheongna, and Bupyeong) and conducts a quantitative analysis using Cap Rate) and the Cobweb Theory. As global investors shift their preferences from high-risk, high-return strategies to low-risk, low-return strategies, Japan has emerged as a more favorable investment destination than Korea within the Asia-Pacific region. The domestic real estate market shows a high correlation with the U.S. real estate market, and Incheon tends to follow the national average trends. Regional analysis reveals that Songdo and Cheongna began to rebound after bottoming out in the first half of 2023. However, Bupyeong continues to exhibit a sideways trend, indicating a hierarchy of market activity in the order of Songdo, Cheongna, and Bupyeong.

본 연구는 2024년 글로벌 금융환경 변화가 인천 부동산시장에 미치는 영향을 분석하였다. 연구 범위는 인천광역시의 주요 개발지역인 송도, 청라, 부평으로 설정하였으며, 자산수익률(Cap Rate)과 벌집이론을 적용한 정량적 분석을 실시하 였다. 글로벌 투자자들의 투자 성향이 고위험 고수익(High Risk-High Return)에서 저위험 저수익(low Risk-Low Return) 전략으로 전환되면서, 아시아태평양 지역 투자 선호도에서 일본이 한국보다 우위를 점하고 있는 것으로 나타났 다. 국내 부동산시장은 미국 부동산시장과 높은 상관관계를 보이며, 인천은 전국 평균 추세를 추종하는 특징을 보였다. 지역별 분석 결과, 송도와 청라는 2023년 상반기 이후 저점을 통과하여 반등세를 보이고 있으나, 부평은 여전히 횡보세 를 유지하고 있어 송도, 청라, 부평 순의 급지가 형성되었음을 확인하였다.
