The study analyzed the spatial distribution of the jobs-housing balance across different income groups, its resulting travel patterns, and the factors influencing commuting patterns by income level. The analysis found that, for low and middle income groups, the relationship between job-housing balance and commuting time shows an inverted U-shaped curve, while, for high income groups, it shows an L-shaped curve. This suggests that low and middle income groups would be unable to make efficient residential choices. In contrast, high income individuals exhibit rational location selection behaviors by either living in urban core areas with shorter commuting times or living in suburban areas with longer commutes to maximize their utility. Key variables such as employment density, rental prices, housing prices, and the number of after-school private academies per 1,000 people were found to be statistically significant, indicating that job accessibility, residential amenities, and children's educational environments play a crucial role in determining commuting time. Finally, the greenbelt, as an urban management policy, has been shown to promote urban density, thereby reducing commuting times for all income groups, leading to a positive effect.

본 연구는 통행자를 소득계층별로 나누어 소득계층간 직주비의 공간적 분포와 그에 따른 통행패턴 및 소득계층별 통행패턴에 미치는 요인에 대해 분석하였다. 분석결과 저소득층 및 중간소득계층의 경우 직주비와 통근시간과의 관계가 역 U자형의 함수관계를 고소득층은 직주비와 통근시간의 관계가 L자형의 함수관계를 나타냈다. 이는 저소득층과 중간소득계층은 효율적인 주거지 선택을 못하고 있음을 설명한다. 반면에 고소득층의 경우 일부는 도심에 거주하면서 통근시간이 짧으며 다를 일부는 도시외곽에 거주하여 긴 통근시간을 가지는 것으로 나타나 효용을 극대화 하는 합리적 입지선택인의 역할을 하고 있음을 설명한다. 고용밀도, 전세가격, 주택가격, 천명당 사설학원수 등의 변수가 통계적으로 유의하게 나타나 직장에 대한 접근성, 거주지의 편의시설, 자녀의 교육환경 등이 통근시간에 중요한 요인으로 나타났다. 마지막으로 도시관리정책인 그린벨트가 도시를 조밀하게 만들어 모든 소득계층의 통근시간을 감소시키는 긍정적인 효과를 나타내고 있다.
