The purpose of this study is to empirically analyze the factors that influence the decision to move into a senior town among baby boomer generations, who are potential consumers of senior towns. For this purpose, a survey was conducted over a period of one-month from June 27 to July 26, 2023, for people born between 1955 and 1974 living in the Seoul metropolitan area, and 323 copies were used for analysis. As independent variables that influence the decision to move into a senior town, value of old age, perception of senior town, number of households, location type, location factors, complex facility factors, service factors, and economic factors were set and a linear regression analysis was conducted. As a result of the analysis, the positive (+) influence was high in the order of perception of senior town, access to external shopping and commercial facilities, location type, net assets, proximity to natural environment, access to external medical facilities, reliability of establishment and operation entities, rest facilities, living convenience services, and participation in social activities. The negative (-) influence was high in the order of monthly living expenses, cultural facilities, monthly living expenses burden ratio compared to income, and health care efforts.

본 연구는 시니어타운의 잠재적 수요자인 베이비붐 세대를 대상으로 시니어타운에 대한 입주의사결정에 영향을 미치는 요인을 실증분석하였다. 이를 위해 수도권에 거주하는 1955년∼1974년 출생자를 대상으로 2023년 6월 27일부터 7월 26일까지 1개월에 걸쳐 설문조사를 실시하였고, 확보된 323부를 분석에 활용하였다. 시니어타운 입주의사 결정에 영향을 미치는 독립변수로 노후 가치관, 시니어타운에 대한 인식, 세대수, 입지유형, 입지 요인, 단지시설요인, 서비스요인, 경제적 요인 등을 설정하고 선형회귀분석을 실시하였다. 분석 결과, 양(+)의 영향력은 시니어타운에 대한 인식, 외부 쇼핑·상업시설 접근성, 입지유 형, 순자산, 자연환경 근접성, 외부 의료시설 접근성, 설립·운영주체 신뢰도, 휴식시설, 생 활편의서비스, 사회활동 참여 순으로 높게 나타났으며, 음(-)의 영향력은 월 생활비, 문화 시설, 소득 대비 월 생활비 부담률, 건강관리 노력 순으로 높게 나타났다. 반면 노후가치관 (건강관리 노력, 사회활동 참여), 세대수, 스포츠시설, 취미시설, 종교시설, 의료지원서비 스, 식사제공서비스 등은 베이비붐세대의 시니어타운 입주이사에 유의한 영향을 미치는 않는 것으로 나타났다.
