This study empirically analyzed the dynamic correlation between the housing market and the office market using a vector autoregressive model (VAR). The variables are office rental price, office sales price, apartment sales price, and apartment jeonsei price. As a result of the impulse-response analysis, the impact of apartment sales price on office rental price, the impact of office rental price on apartment jeonsei price, the impact of apartment jeonsei price on office rental price, and the impact of office rental price on apartment jeonsei price are all showed a positive (+) reaction. The impact of the apartment sales price on the office sales price, the impact of the office sales price on the apartment sales price, the impact of the apartment jeonsei price on the office sales price, and the impact of the office sales price on the apartment jeonsei price are all positive. The estimation results of the VAR model were generally consistent with the results of the impulse response analysis, and it was found that there was a dynamic correlation between the housing market and the office market.

본 연구는 주택시장과 오피스 시장의 동학적 상관관계를 벡터자기회귀모형(VAR)을 이 용하여 분석하였다. 본 연구에서 사용하는 변수는 오피스 임대가격, 오피스 매매가격, 아 파트 매매가격, 아파트 전세가격이며, 시간적 범위는 2001년 1분기부터 2021년 1분기까 지이고 공간적 범위는 서울시로 설정하였다. 충격반응 분석결과, 아파트 매매가격이 오피 스 임대가격에 주는 충격, 오피스 임대가격이 아파트 매매가격에 주는 충격, 아파트 전세 가격이 오피스 임대가격에 주는 충격, 오피스 임대가격이 아파트 전세가격에 주는 충격은 모두 정(+)의 반응을 보였다. 또한, 아파트 매매가격이 오피스 매매가격에 주는 충격, 오 피스 매매가격이 아파트 매매가격에 주는 충격, 아파트 전세가격이 오피스 매매가격에 주 는 충격, 오피스 매매가격이 아파트 전세가격에 주는 충격은 모두 정(+)의 반응을 보였다. VAR모형의 추정결과도 충격반응분석의 결과와 대체로 일치하였고 주택시장과 오피스 시 장은 동학적 상관관계가 있다는 것을 실증적으로 확인하였다.
