The purpose of this study is to analyze the perception of housing policy in the Corona situation and to suggest its implications. The research method was a combination of theoretical study and case study. In the theoretical study, the meaning of housing policy related to the analysis of housing policy, the policy establishment process, the criteria for policy recognition, and the design of the study were organized. In the case study, the results of the survey conducted for 10 days from June 1 to 10, 2022 were utilized to empirically analyze the perceptions of housing policy among 100 survey respondents. As a result of the analysis, the group that owns houses was negative about the “Lease 3 Act”, exclusion of government interference in the housing market, relaxation or abolition of various tax systems for multiple homeowners, and the need for revitalization of housing pension (reverse mortgage) was recognized. And the lessee group was positive about the “Lease 3 Act” and recognized that it was necessary to expand the supply of new housing, ease the mortgage loan regulations, and activate the housing pension for one homeowner per household. 본 연구의 목적은 코로나 상황에서 주택정책의 인식을 분석하는 데 있다. 연구의 방법은 이론연구와 사 례연구를 병행하였다. 이론연구에서는 주택정책의 분석과 관련된 주택정책의 의의와 정책수립과정, 정책인식의 준 거와 연구 설계를 중심으로 그 내용을 정리하였다. 사례연구에서는 2022년 6월1일부터 10일까지 10일 동안 실시 된 설문조사 결과를 활용하여 100명의 응답자들을 대상으로 주택정책의 인식을 분석하였다. 분석결과, 자가소유의 집단은 임대차 3법에 대해 부정적이었으며, 주택시장에 대한 정부의 간섭 배제, 다주택자에 대한 각종 조세제도 완화 또는 폐지, 1가구 1주택자에 대한 주택연금(역모기지) 활성화의 필요 등의 인식이 강함을 밝혀졌다. 그리고 임차자 집단은 임대차 3법에 대해 긍정적이며, 신규 분양 주택 공급 확대, 주택담보대출 규제의 완화, 1가구 1주택 자에 대한 주택연금 활성화가 필요하다는 인식도 밝혀졌다.
