Even though the setback regulation for the right of light in residential districts strongly effects building envelope and permissible bulk in real estate development, the physical control for buildings has few comparative studies regarding the structure and conditions. Consideration for development focuses on big development hardly affected by the regulation. Furthermore, the setback control could not be easily studied due to the puzzling regulation conditions. This study tries to understand the complex structure, helping real estate devel-opers as well as urban planners to deal with the regulation. Modeling and simulating the permissible bulk in the setback regulation for the right of light, this research can show three results as following. First, the setback regulation is critical for the permissible bulk in residential zones. Second, the effect of the regulation is greatly affected by shape, angle to due north, and depth to south of lots. Third, the stronger the effects of the setback regulation by road, the less powerful the action by the right of light.

일조권사선제한은 주택시가지 내에서 이면도로에 접한 중소형 대지의 개발용적을 강하게 제한하는 수단이다. 본 연구는 복잡한 작용구조 때문에 기존에 충분한 연구가 이루어지지 못한 일조권사선제한을 새로운 알고리즘을 개발하여 모델링함으로써 이를 구조화시키고 해석할 수 있었다. 본 연구에서 해석된 일조권사선제한의 영향력은 다음과 같다. 첫째, 일조권사선제한은 주택시가지 내 대지의 건축가능공간을 강하게 제한함으로써 개발용적에 지대한 영향을 미친다. 둘째, 일조권사선제한은 대지의 형상, 정북방향에 대한 각도와 남측 깊이 등에 의해 그 작용력의 강도가 크게 변화한다. 셋째, 대지의 남측 깊이와 도로의 너비는 일조권사선제한과 도로사선제한의 기준이 되어 건축가능공간을 제한하며, 제한에 대한 상호관계의 강도는 도로사선제한의 영향력이 강하면 일조권사선제한의 영향력이 약해지는 상호보완적인 관계를 갖는다.
