This study sought an adaptive development plan for the real estate brokerage qualification system under the background of the Fourth Industrial Revolution. The adaptive development measures presented in this study are as follows. First, a lifelong education system that reflects academic characteristics according to changes in future society should be established and preceded. Second, the qualification test should be phased out from the test type to the process evaluation system. Third, the essential requirements for working experience should be institutionalized in the process evaluation process. Fourth, introducing a system of brokerage remuneration education and unopened maintenance education. Customized remuneration education for the opening and the unopened real estate agent shall be introduced. Fifth, in the question of qualification examination for licensed real estate agent, the method of examination and the questions given in consideration of environmental changes shall be improved. It is necessary to promote the upgrading of the qualification problem that can be qualified as an expert by aiming at solving practical understanding problems rather than simply memorizing them. Sixth, the institution certification system for course evaluation and practical education should be introduced. Finally, a test subject and evaluation system should be added to assess the ethics of real estate agents. This is because it takes a considerable period of time to form brokerage ethics.

이 연구는 4차 산업혁명의 배경아래 부동산중개자격제도에 대한 적응적 발전 방안을 모 색하였다. 이 연구를 통해 제시된 적응적 발전방안은 다음과 같다. 첫째, 미래사회 변화에 따른 학문적 특성을 반영한 평생교육체계를 구축하고 선행되어야 한다. 둘째, 자격시험을 검정형에서 과정평가형 체계로 단계적으로 전환되어야 한다. 이에 대해 과정평가형 시험을 도입 및 전환하여 중장기적인 전문성을 갖춘 공인중개사가 배출 될 수 있도록 유도해야 한다. 셋째, 과정평가형 프로세스에 실무 경력 필수 요건을 제도화하여야 한다. 실무 경력 없 이 중개시장에 발을 들이는 것은 중개시장의 진입장벽을 낮출 뿐만 아니라 중개서비스의 질을 저하시키기 때문이다. 넷째, 중개업자 보수교육 및 미개업자 유지교육 제도를 도입하는 것이다. 개업자 및 미개업 상태인 공인중개사를 위한 맞춤형 보수교육이 도입되어야 한 다. 다섯째, 공인중개사 자격시험 문제 출제에 있어 환경 변화를 고려한 출제 방식과 출제 문항이 개선되어야 한다. 단순 암기식으로 평가하는 것이 아닌 실무 이해식 문제풀이를 지향하여 전문가로서 자격을 취득할 수 있는 자격문제의 고도화를 추진해야 한다. 여섯째, 과정평가 및 실무교육에 대한 기관 인증제도를 도입해야 한다. 전문가를 대상으로 한 교육인 만큼 기관 인증제도를 도입하여 미래사회 변화에 대응하는 전문성을 갖출 수 있도록 해야 한다. 끝으로 부동산중개업자의 윤리의식을 평가할 수 있는 시험과목 및 평가체계가 추가 되어야 한다. 중개업 윤리의 형성에는 상당한 기간이 소요되기 때문이다.
