This study is intended to determine the effects of gentrification through urban redevelopment on natives’ residential decision. To achieve this, a survey was empirically carried out to natives. The overall results are as follows. First, economic and social factors among unique attributes(economic, physical and social factors) of gentrification had an effect on staying. Second, economic factors had an effect on migration decision, while social and physical factors had no effect on migration decision, rejecting the effects of social and physical factors on migration decision. These results suggest that economic factors are the most important in gentrification, which they have the most significant effect on natives’ residential decision. Consequently, most natives, who have long lived in urban reconstruction and development sites, hope to stay under the influence of social factors of the regional infrastructure, physical factors based on community network, and economic factors such as land price and rent, but they will inevitably decide their migration if they can’t afford the burden on land price and rent above expectations.

본 연구는 도심지역 재개발에 따른 젠트리피케이션이 원주민의 거주결정에 미치는 영향력을 밝히는 데 목적을 갖고 실증조사하였다. 전체적인 연구 결과 젠트리피케이션이 원주민의 거주결정에 미치는 영향력에 있어 첫째, 젠트리피케이션의 고유 속성인 경제적, 물리적, 사회적 요인 중 경제적, 사회적 요인에 의해 잔류에 영향을 미치는 것으로 나타났으며, 둘째, 이주결정은 경제적 요인의 영향을 받고 사회적, 물리적 요인은 기각되었다. 이와 같은 결과는 젠트리피케이션에 있어 제일 중요한 요인으로 원주민의 거주결정에는 경제적 요인에 의해 가장 유의한 영향을 받는 것을 시사한다. 따라서 도심지 재건축개발 대상지에서 오래 생활해오던 도심지역 원주민은 해당 지역에 대한 사회 적 인프라의 사회적 요인, 지역사회 네트워크 중심의 물리적 요인, 지가와 임대료 등의 경제적 요인의 영향으로 잔류하기를 희망하나 지가나 가격에 대한 부담이 기대치보다 높아 이를 감당할 수 없게 될 경우 부득이 이주를 결정하게 됨을 의미한 것으로 평가할 수 있다.
