The purpose of this study is to analyze the present status of K-apt management expense status indicator and to identify the factors and factors affecting the composition and proportion of the management expense through the statistical analysis method. DB statistical analysis, correlation analysis, and multiple regression analysis were conducted by making DB data based on the 2015 management expense and apartment house data released to K-apt in the compulsory management target apartment in Gyeonggi-do. As a result, it was found that the K-apt management expense status indicator is a wrong rating decision by only quantitative comparison of management expense, rather than appropriateness of apartment house management. Therefore, the management expense status indicator is used to eliminate disputes between the stakeholders concerned and to prevent conflicts in the apartment management field or to collectively evaluate the physical characteristics, individual characteristics, management quality, and management service quality of the apartment complex And it should be supplemented so as to more accurately judge the appropriateness of management status.

본 연구의 목적은 K-apt 관리비상태표시제의 등급별 현황을 분석한 후 통계분석방법을 통해 관리비 구성현황과 비율 그리고 등급에 영향을 주는 요인들은 어떠한 것들이 있는 지 규명하는 데 있다. 이에, 경기도 관내 의무적 관리대상 공동주택에서 K-apt에 공개한 2015년도 관리비 및 공동주택 자료를 기초로 DB자료를 만들어 기술통계량 분석, 상관분석, 다중회귀분석을 실시하였다. 그 결과, K-apt 관리비상태표시제는 공동주택 관리의 적정성보다는 관리비 의 양적 비교만을 통한 잘못된 등급 결정임을 알 수 있었다. 따라서, 관리비상태표시제는 공동주택관리현장의 분쟁 예방과 관련 이해관계자들 간의 갈등 해소를 위해 시급히 폐지하거나 공동주택의 물리적 특성 요인과 개별 특성 요인, 관리품질, 관리서비스의 질 등을 종합적으로 평가에 반영시켜서 관리상태 적정성을 보 다 정확히 판단할 수 있도록 보완하여야 할 것이다.
