This study aims to examine the factors influencing the residents’ participation in urban regeneration. We conducted the questionnaire survey on the residents in Gamcheon Village and Choryang Ibagu-gil in Busan. The survey includes questions regarding the respondent’s social environment, perceived physical environment, perceived economic environment, place attachment, and participation in the urban regeneration project. We employ place attachment as a mediating variable between environmental factors and the residents’ participation, and run a structural equation model. The empirical analysis shows that place attachment has a partial mediating effect, and there is a direct relationship between environmental factors and the residents’ participation in the urban regeneration and between the place attachment and the residents’ participation in the urban regeneration. The findings in this study suggest that both environmental factors and place attachment play a critical role in the success of the urban regeneration.

본 연구는 도시환경부문, 사회문화부문, 경제부문으로 이루어진 도시재생활동이 도시재생사업에 대한 주민들의 참여도에 미치는 영향력을 검증함과 동시에 도시재생활동과 주민참여도 간 관계에서 장소애착심이 매개변수로 미치는 영향력을 검증하기 위해 구조방정식을 이용하여 검증하는 것을 목적으로 한다. 본 연구를 진행하기 위하여, 도시재생사업을 진행 한 부산광역시 초량 이바구길과 감천문화마을 주민들을 대상으로 설문조사를 진행하였다. 연구결과로 첫째, 도시재생활동 중 사회문화부문은 주민참여에 정(+)의 영향을 미쳤다. 둘째, 도시재생활동은 장소애착심에 정(+)의 영향을 미쳤다. 셋째, 장소애착심은 주민참여도에 정(+)의 영향을 미쳤다. 넷째, 도시재생활동 중 사회문화부문과 경제부문에서 장소애착심은 주민참여도에 부분매개역할을 하였다. 따라서, 연구결과를 통해 도시재생사업의 주민참여에 있어서 도시재생활동과 장소애착심은 중요한 요소이며, 종합적인 도시재생활동을 통해 도시재생을 진행하는 것이 중요하다는 것을 실증분석하였다.
