The purpose of this study is to examine the domestic and foreign cases of gentrification phenomenon caused by urban regeneration and to find a countermeasure. Gentrification has problems such as demolition of communities due to migration of foreign capital due to inflow of external capital. France has undergone a gentrification phenomenon due to the implementation of large-scale commercial function policies, overcame through central government policies and vital Cartier policies, and the UK has achieved creative urban revitalization through joint public-private partnerships with the Hackney Project and the Shoddit Development Trust . The United States utilized the existing declining area as an opportunity for regional revitalization through gentrification, and Japan overcame it through the establishment of a civil cooperation system. In Korea, we tried to cope with gentrification in Seongsu-dong, but it has not been solved yet. Through overseas cases, it is time for effective measures against gentrification in Korea.

본 연구는 도시재생사업으로 인한 젠트리피케이션 현상의 국내외 사례를 살펴 대응 방 안을 도출하고자 하였다. 젠트리피케이션은 외부 자본 유입으로 인한 원주민들의 이주로 공동체 해체 등의 문제점을 가지고 있다. 프랑스는 대규모상업기능 정책 시행으로 인하여 젠트리피케이션 현상을 겪었으며, 중앙 정부의 정책과 비탈 카르티에 정책을 통하여 극복하였다. 영국은 해크니 프로젝트와 쇼디 치개발신탁을 통한 민관합동 대응으로 창조적 도시재생을 이루었다. 미국은 기존 쇠락한 지역을 젠트리피케이션을 통한 지역 활성화의 기회로 활용하였다. 일본 또한 민관협동 체 제 구축을 통하여 이를 극복하였다. 국내에서는 성수동에서 젠트리피케이션 대응을 효과 적으로 하였으나, 경리단길 등은 아직 해결되지 않고 있다. 해외 사례를 통하여 우리나라 에 효과적인 젠트리피케이션 대응방안을 마련해야 한다.
