This study puts together the theoretical background of the electronic contract and reviews the technology and features applied in the electronic contract system for real estate transactions of the Ministry of Land, Infrastructure and Transport. In order to verify the integrity of the actual electronic contract, modification of the code of the electronic contract file was conducted for each digital signature section and the results were reviewed. This study shows that the integrity of the electronic contract of real estate transaction can be verified by using the PDF viewer which conforms to the international standard of digital signature validation, and the integrity of the electronic contract can be verified without Internet access and third party proof. As a result, it is confirmed that the holder of the electronic contract and the financial institution and public institution that have presented the electronic contract can trust and use electronic contract. However, if a user uses a PDF viewer without a digital signature verification function, the type 2 error risk may occur.

이 연구는 전자계약에 대한 이론적 배경을 정리하고, 국토교통부 부동산거래 전자계 약시스템에서 적용된 기술과 특징을 고찰하였다. 실제 전자계약서의 디지털 서명 구간 별로 내용을 변경하고 나타나는 무결성 여부를 검증했다. 연구 결과, 부동산 전자계약서는 디지털 서명 유효성 확인기능을 가진 PDF 문서뷰 어를 이용하여 무결성 검증이 가능하고, 인터넷 접속과 제 3자 증명 없이 무결성을 확인 할 수 있었다. 결과적으로, 계약서 소지자 본인 및 전자계약서를 제시받은 금융기관 및 공공기관에서 신뢰하고 이용할 수 있다는 것을 확인했다. 단, 디지털 서명검증 기능이 없는 PDF 문서뷰어를 이용하는 경우 제2종 오류 유형로 인한 위험이 발생할 수 있다.
