This study was intended to make a Feng-Shui(風水) evaluation and development proposal of Yangju(楊州) New Town currently under development. The development plan of Yangju New Town was completed in 2004 and its urban planning is slated for completion until 2020. A Feng-Shui evaluation of Yangju New Town shows that mountain ranges up to Yangju New Town are alive as they show right-left changes and up-d down changes. And Yangju New Town take a shape of being surrounded by Blue Dragon(靑 龍), White Tiger(白虎), Red Phoenix(朱雀) and Black Warriors(玄武). And the flow of waterways shows that several streams meet and converge onto one place. All sorts of rocks of Sugu(place where water gathers and exits) exist, taking a good form. And the mountain exists that blocks Suju, and Bibo forests are formed. There is a possibility that mountain ranges may be damaged in the process of development in many cases, and there is a possibility that the flow of water may be changed after development and that Sugusa may be damaged, Accordingly, there is a need to open the ecological tunnel to preserve mountain ranges and to restore Dock Rock(which is jar-shaped) located in the middle of the city. And this study made a proposal about the preservation measures for Boksin(北辰)(rock located in the middle of water), Hanmoon(捍門)(rock, mountains, etc. existing by the water) and Naseong(羅星)(sand existing in the middle of water). Especially, it made a proposal about the environment-friendly development through the introduction of the concept of biotope in relation to Naseong and about the preservation of Taebong Mountain(胎峯山) as the mountain to block Sugu(水口) and the protection and formation of Bibo(裨補) forests. Based on the study results, it would be possible to propose a new urban development model combining the theory of Feng-Shui with real estate studies and urban planning studies.

본 연구는 현재 개발진행 중인 양주 신도시를 대상으로 풍수적 평가를 한 후, 이에 대 한 개발 제안을 하기 위한 것이다. 양주 신도시는 2004년 개발 계획이 완료되어 2020년까지 도시 계획을 완료할 예정이 다. 양주신도시의 풍수적 평가로서는 양주신도시까지의 용맥이 좌우변화와 상하변화가 있 어 생룡으로 판단할 수 있었으며 현무, 주작, 청룡, 백호가 신도시를 감싸는 모습이다. 그 리고 물길의 흐름은 여러 하천이 만나 한군데로 흐르고 있으며 수구의 각종의 사(砂)들이 존재하며 수구사가 길한 형태이다. 그리고 수구를 막아주는 산이 있고, 비보숲이 조성되 어 있다. 그러나 개발과정에서 용맥이 훼손된 경우가 많았으며, 개발 후 물의 흐름이 변형 될 가능성과 수구사가 훼손될 가능성이 있었다. 따라서 용맥의 보전을 위한 생태터널의 개설과 도시 가운데 위치한 독바위의 복원이 필요하며, 수구사인 북신과 한문 및 나성에 대한 보존대책을 제안하였다. 특히 나성은 비 오톱의 개념을 도입하여 환경친화적인 개발을, 또한 수구막이산인 태봉산의 보존과 비보 숲의 보호와 조성 등을 제안하였다. 본 연구를 기반으로 향후 부동산학, 도시계획학과 풍수의 이론을 융합한 새로운 도시 개발 모형의 제안도 가능할 것이다.
