This study recognizes a need for detailed research on the development and revitalization of real estate brokerage business according to the increase of foreigners staying in our country, and some suggested implications extracted by influencing factors which affect foreigners' housing-satisfaction, their intentions to remain, and recommendation-intentions. The research was conducted on individual brokers, including their assistants who have experiences in dealing with foreigners. This study is very different from the studies done in the past, for dealing with the analysis conducted on authorized brokers and their employees who have experiences in dealing with foreigners. Results show that location, life zone, safety, usable facilities and characteristic reflection significantly affect foreigners' housing-satisfaction, their intentions to remain, and recommendation-intentions. This study is meaningful for touching various different parts of academic research on real-estate field through dealing with the housing characteristics and satisfaction of foreigners, and more importantly, can be used as a basic material for actual brokerage activities for foreigners.

본 연구는 국내 체류외국인 증가에 따른 부동산산업 측면에서 부동산 중개업의 발전 및 활성화를 위한 국내체류외국인 관련 세부적인 연구의 필요성을 인식하고 부동산학 분 야에서 외국인의 주거만족 및 계속 거주의향과 추천의향에 영향을 미치는 영향요인을 도 출하여 시사점을 제언하는 연구이다. 연구대상은 외국인 증개경험이 있는 개업공인중개 사, 소속공인중개사 및 중개보조원을 대상으로 하였다. 분석방법은 SPSS 22.0과 AMOS 22.0을 이용하여 빈도분석, 탐색적 요인분석, 확인적 요인분석을 실시하였으며 신뢰도 분 석을 통해 Cronbach's α계수를 산출하였다. 마지막으로 연구모형의 적합도 및 가설검증 을 위하여 구조방정식 모형분석을 실시하여 주요변수들을 도출하였다. 외국인 주택의 중개경험이 있는 개업공인중개사, 특별히 서울시가 지정한 글로벌 부동 산 및 소속직원을 대상으로 실증분석을 진행하였다는 점에서 기존 선행연구의 연구대상 과는 뚜렷한 차별성이 존재하며, 연구결과를 통해 주택입지, 생활권, 주거안전, 주택시설, 특성반영정도가 주거만족도 및 계속 거주의향과 추천의향에 유의한 영향을 미치는 것으 로 나타났다. 본 연구는 외국인의 주거특성 및 만족과 관련한 연구를 통해 부동산학 연구의 다양성 측면에서 의미가 있으며, 현재 현업에서 외국인을 대상으로 중개업무를 수행하고 있는 개 업공인중개사 및 중개법인과 소속직원들을 대상으로 도출한 연구결과가 실제는 외국인 중개업무를 위한 기초자료로서 기여할 수 있다는 점에서도 의미가 있다.
