This study is on Co-Working Space selection factors. The moving reasons were collaborate, concentrate on work, share information, and have little initial investment cost. The environmental factors are 'convenience of public transportation, distance from road environment, administrative facilities (resident center, city hall, library, etc. Physical factors are 'parking lot, desk layout, seismic design, firefighting facility, restroom structure'. The internal environment factor was 'conference room, cafe (free drink support), lobby / lounge status, library, interior decoration, internet speed, business support device'. The social environment factors are 'presence of similar businesses, presence of business support companies (tax accounting, attorneys), presence of start-up consulting firms'. Significant variables of respondents' characteristics were education (college graduate = 1), salary.

본 연구는 지속적으로 증가하고 있는 코워킹 스페이스의 선택요인에 관한 연구이다. 유 의확률 0.05%이내에서 종속변수(입주의사)에 영향력을 미치는 유의미한 변수를 분석하였 다. 입주이유는 ‘협업이 가능해서, 관리에 신경을 쓰지 않고 업무에 집중할 수 있음, 정보공 유, 초기 투자비용이 안 들어감’이 유의미하였다. 주변 환경적요인은 ‘대중교통 편리성, 도 로환경, 행정시설(주민 센터, 시청, 도서관 등)과의 거리, 업무밀집지역(거래처관계)’이다. 물리적요인은 ‘주차장, 책상배치, 내진설계, 소방시설, 화장실구조’이다. 내부 환경요인은 ‘회의실, 카페(무료음료지원), 로비·라운지상태, 도서관, 실내 인테리어, 인터넷속도, 업무지 원기기’로 나타났다. 사회적환경요인은 ‘유사직종기업 입주유무, 업무지원기업 입주유무(세 무회계, 변호사), 스타트업 컨설팅업체 유무’이다. 응답자특성의 유의미한 변수는 ‘학력(대 졸=1), 연봉’으로 나타났다. 이상의 분석결과가 국내 공간자산 활용에 기여할 수 있도록 코워킹 스페이스의 공급자 와 그와 관련된 정책에 유용하게 반영되기를 기대한다.
