The purpose of this study is to present the implications of the empirical analysis by the multiple regression analysis on the difference of the residential satisfaction by the income class and the effect on the residential satisfaction. The results of the empirical analysis are as follows. First, the safety, amenity and durability of housing by income level showed a positive (+) effect on the housing satisfaction, and the residential environment accessibility, residential environment comfort a positive (+) effect on the satisfaction of residential environment Second, the lowest income group is very vulnerable to housing safety, and the satisfaction with residential environment amenity and stability is somewhat low. Third, satisfaction of residential environment accessibility is high in all income groups, but the amenity of housing is remarkably decreased. In the above analysis, it is required that urban planning that does not interfere with ventilation and sunshine inside the house is needed, and policy consideration is needed to strengthen crime prevention and pedestrian safety in the downtown area where dwellers are concentrated.

본 연구는 소득 계층별로 주거만족도에 어떠한 차이가 있으며, 주거만족도에 영향을 미치는 지에 대하여 다중회귀분석 방법으로 실증분석을 하여 시사점을 제시하는 데 있다. 실증분석결과는 다음과 같다. 첫째, 소득 계층별 주택의 안전성, 주택의 쾌적성, 주택의 내구성은 주택 만족도에 정(+)의 영향을 보였으며, 소득 계층별 주거환경 접근성, 주거환경 쾌적성, 주거환경 안전성도 주거환경 만족도에 정(+)의 영향을 미친 것으로 나타났다. 둘째, 최저소득 계층은 주택 안전성에 매우 취약하며, 주거환경 쾌적성과 주거환경 안전성도 다소 낮은 만족도를 나타냈다. 셋째, 모든 소득 계층에서 주거환경 접근성에 대한 만족도는 높은 반면에, 주택의 쾌적성은 현저히 낮아지는 것으로 나타났다. 이상의 분석에서 주택 내부의 환기와 일조가 방해되지 않는 도시계획이 요구되며, 주거취약 계층이 밀집한 도심지역 내 방범과 보행안전을 강화하는 정책적 배려가 필요하다.
