This research aims to find out the effect the purchase of an outsider has on the local apartment market. Our objective is to see how an influx of capital affects the trading index and house leasing price and furthermore, the changes it brings to the apartment market. To figure out the effect an outsider's purchase has on the market, we looked into the target areas apartment price index(apartment trading index, apartment leasing price index) and the purchase rate of outsiders. And to understand the housing market of the area, we analyzed the selling price compared to the leasing price rate and compared and analyzed the general local apartment market. The recent increase in apartment prices in Daegu seems to be from a lack of supply of housing, and an influx of investment demand. The housing price of the subject area has increased due to the increase of unsold apartments lead to the decrease of new housing supply and the absolute supply rate has decreased slowly together with the supply from favorable condition of the area(actual supply, investment supply). Daegu especially has seen an increasing in the purchase of apartments by outsiders and this lead to the general increase in the trading rate which therefore lead to the rising of apartment selling price index, in which we can conclude that there is a association between these factors.

유럽연합의 법령발의권을 가진 기관인 유럽위원회는, 학술연구단체에 대한 지원을 통하여 유럽민사법의 통일화를 위한 작업을 하였고 그 성과물이 “유럽사법의 원칙, 정의(定義)와 참조규정, 공통참조기준초안(Principles, Definitions and Model Rules of European Private Law, Draft Common Frame of Reference, DCFR(이하 DCFR로 약칭함)”이다. DCFR은 유럽재산법의 통일화를 위한 연구성과이다. 따라서 회원국의 입법자를 구속할 수 있는 규범성은 없고, 학술적 제안과 모델로서 제공된 것이다. 그렇지만 DCFR은 EU회원국의 입법례와 그에 대한 해석론을 참조하고 반영한 것으로, 유럽재산법의 동향을 조망할 수 있고, 더욱 적극적으로 DCFR 규정은 유럽의 입법자에 의하여 개정을 거쳐 구속력 있는 법규정으로 전환될 것을 조건으로 한다고 한다.
