Irrespective of some residents arguments that public rental houses’ incoming causes a decrease in the value of surrounding houses, there have been no clear evidences from an academic point of view to support such residents’ concern. With this in mind, the main purpose of this study is to empirically investigate the effect of public rental houses’ location on the price of neighbouring apartments focused on the case of Namyangjoo-Si. For this, the data given on the rental housing portal and the 2015 January apartment real trade price information have been used to reflect the influence of rental housing until the second half of 2014. After extracting the distance variables using Arcgis 10.3 and doing a regression analysis from SPSS, the empirical results showed that the price effect of public rental housing’s location could be different depending on the regional characteristics of the areas where public rental houses were constructed.

공공임대주택의 입지선택 시 직면하는 가장 큰 어려움중의 하나는 주변 주민들의 강력한 반대이다. 이러한 반대는 대부분 임대주택이 주변 아파트가격을 하락시킬 것이라는 우려에 기인하고 있다. 본 연구에서는 공공임대주택의 입지가 주변지역 분양아파트 가격을 하락시키는 효과가 실제로 나타나는지를 검증하고자 하였다. 이를 위해 공공임대주택이 지속적으로 건설되어 온 남양주시를 대상으로 실증분석을 시도하였다. 분석에 이용된 자료는 임대주택포털에서 제공하는 공공임대주택단지 정보와 아파트 실거래가 자료를 활용하였고 Arcgis 10.3을 이용하여 각 거리변수를 추출하였다. 분석 결과 공공임대주택의 입지가 주변지역 주택가격에 미치는 영향은 거리가 가까울수록 부의 영향, 규모가 클수록 정의 영향을 미치는 것으로 나타났다.
