The goals and strategies of housing policy has been renewing because of altercations of socioeconomic environment. The population composition is totally changing while it is decreasing. Moreover, we have to face a low-growth society shortly. With these changes home-buyers have been changing their aspects of home purchasing behaviors. Currently, people tend to purchase homes for living rather than investing, which had been a major reason for many years. Even though purchasing homes for living, not for investment, is believed to increasing the housing welfare, it has not yet been fully analyzed. Thus, this study aims to analyze factors which influence on the first time home purchasing. By utilizing Annual Housing Survey, it adopts various statistical methods, especially logistic regression analysis. The analysis shows that people who are self-employed living out of capital area with children have more possibilities to purchase their home. The result will assist to understand the first time home purchasing behaviors. Moreover, it will provide fundamental information for the better housing policy for the future.

사회·경제적 환경 변화로 인해 주택정책의 목표와 전략이 새롭게 변화되고 있다. 도시의 인구 집중 현상은 주택 공급 부족으로 인한 주택 가격 상승으로 이어지게 되고 심각한 주택 문제가 나타났다. 이에 주택문제를 해결하기 위해 정부 차원의 다양한 정책이 제시되었다. 가장 주목할 만한 변화는 주택 구입의 목적이 투자 목적의 주택 구입에서 실주거 목적의 주택 구입으로 변화되는 경향이 나타나고 있는데, 이러한 현상은 주택 투자에 대한 미래 가치 감소가 주택 구매 경향 변화에 대한 하나의 주요한 요인으로 작용하고 있다. 따라서 본 연구는 생애최초 주택 거주민의 특성을 분석하고 주거지원 프로그램에 대한 효과성을 검증하는 것을 목표로 연구를 진행하였다. ‘2016년 주거실태조사’의 원시자료를 활용하여 전국 가구를 대상으로 생애최초 주택에 영향을 미칠 것으로 판단되는 결정요인을 추출하고, 로지스틱 회귀분석을 적용하여 실증분석을 실시하였다. 실증분석 결과 핵심변수로 활용한 주거지원 프로그램 변수는 부정적인 영향을 미치는 것으로 나타났다. 따라서 무주택자 및 서민계층의 주거안정을 도모하기 위한 주택지원 프로그램이 다각적으로 모색될 필요가 있다.
