This research aims to empirically investigate the impact of urban regeneration by the medium of tourist infrastructure and service on the revitalization of urban tourism and tourist satisfaction through case analysis of Myeongdong in Seoul. In order to collect research material through surveys, we limited the spatial scope of research to the case of the Myeongdong tourism special district. Accordingly, the population for the survey was limited to the South Korean tourists who had visited Myeongdong. The survey was carried out from March 3 to March 12, 2017, on the weekends. A total of 291 valid samples were utilized in the research. This research shows that urban regeneration made an meaningful impact on the tourist infrastructure, tourist service and the revitalization of urban tourism as well as that the activation of urban tourism produces that effected tourist satisfaction deeply. However, it has been confirmed by analyzing the results, that tourist infrastructure and service do not significantly affect the revitalization of urban tourism. And through an analysis of the direct and indirect effects between potential indicators, it came to light that the urban regeneration would be much more meaningful for the invigoration of urban tourism than tourist infrastructure and tourist service, and that urban regeneration improves, ultimately, the tourist satisfaction through the promotion of urban tourism.

본 연구는 명동지역의 사례분석을 통해 도심부 도시재생이 관광수용태세를 매개로 도시관광활성화와 관광객만족도에 미치는 영향관계를 실증적으로 규명하는데 목적을 두고 있다. 연구의 지리적 범위는 명동관광특구로 제한하였고 모집단은 명동지역을 방문한 내국인 관광객을 대상으로 하였다. 설문은 2017.3.3~3.12일까지 주말에 조사하였으며, 유효표본 291부를 연구에 활용하였다. 분석 결과, 도시재생은 관광서비스, 관광인프라, 도시관광활성화에 유의한 영향을 미치고, 도시관광활성화 또한 관광객만족도에 유의한 영향을 미치지만, 관광인프라와 관광서비스는 도시관광활성화에 유의한 영향을 미치지 않는 것으로 나타났다. 한편 잠재요인간 직·간접효과 분석을 통하여 도시관광활성화를 위해서는 관광인프라와 관광서비스 같은 관광수용태세 보다는 도시재생이 더욱 중요한 의미를 지닌다는 점과 도시재생을 통한 도시관광활성화는 궁극적으로 관광객의 만족도를 제고시킨다는 점을 확인할 수 있었다. 따라서 도시관광 활성화를 위해서는 도시재생이 매우 지대한 영향을 미치는 만큼 중앙정부와 지방자치단체에서는 도시재생사업에 관광마인드를 접목하여 도시재생사업을 전략적으로 접근할 필요성이 다재하다 하겠다. 도시재생사업을 추진함에 있어서는 내·외국인의 도시관광을 고려한 지구단위계획 수립, 낙후시설정비와 상가활성화를 위한 이해관계자의 의견수렴, 하드웨어 기반구축을 통한 보행환경 및 도심경관 개선, 도심 특성을 고려한 랜드마크형 복합문화공간 조성, 젠트리피케이션 최소화를 위한 제2명동권 추진, 관광수용태세를 고려한 도시공간구성이 필요하다 하겠다.
