It has been socially indicated that a measure of deterioration of an apartment house causes serious environmental pollution such as bulk emission of construction waste and induction of greenhouse gas by thoughtless rebuilding and redevelopment and is causative of property price inflation. Therefore, the purpose of this study is to draw a factor closely connected with an extension plan by arranging basic plan conditions having an impact on an extension plan in an aspect of the unit plan through existing study and literature regarding vertical extension of an apartment house. In addition, the purpose of this study is to understand detailed plan characteristics by investigating and analyzing a unit plane of a complex with vertical extension and a plan complex. The results of this study are as follows. First, the average area change of each area increased by 65%, the baseline area by 44%, and the floor area by 90%. Second, direction of extension increased by 6.7% for the average lengthwise length and 30% for the vertical lengthwise. Third, we tried to change the space configuration of each generation from 2bay to 3bay, and we found that the space of the bathroom, dress room, outdoor room, and auxiliary kitchen increased. Fourth, the connection space connecting each room increased by 116% on average and the porch increased by 68%. Thus, this study is a basic research to develop the various unit plans of vertical extension of an apartment house, and the researcher hopes that this study will make adaptable plan and characteristics of unit plan of an apartment house into a material and will be used for vertical extension of an apartment house.

지금까지 공동주택의 노후화에 대한 대책으로 무분별한 재건축 및 재개발로 인한 건설폐기물의 대량방출, 온실가스 유발 등의 심각한 환경오염을 일으키고 부동산 가격폭등의 원인이 될 것이라는 사회적인 지적을 받고 있다. 이에 본 연구에서는 공동주택 수직증축에 관한 기존 연구와 문헌을 통하여 증축계획에 영향을 미칠 수 있는 기본적인 계획조건들을 요소를 도출하고자 한다. 그리고 수직증축이 시행된 단지와 계획단지의 평면을 조사 분석하여 구체적인 계획특성을 파악하고자 한다. 본 연구의 결과는 다음과 같이 도출되었다. 첫째, 각각의 면적 변화는 평균적으로 연면적 65%, 기준층면적 44%, 용적률 90%가 증가하였다. 둘째, 증축방향의 증가는 가로길이 평균 6.7%, 세로길이 평균 30%가 증가하였고 이는 측면세대의 가로면 확장의 한계와 일반세대의 수평면적 확장을 위하여 세로면 증축이 주로 이루어지는 경향을 보인다. 셋째, 각 세대의 공간구성을 2bay에서 3bay로 변화하려는 노력을 보이며 욕실, 드레스룸, 실외기실, 보조주방 등의 부속공간이 늘어나는 것을 알 수 있었다. 넷째, 각 실들을 연결하는 연결통로가 평균 116% 증가하고 현관 또한 68%가 증가하는 등 공용공간이 크게 증가 하는 것을 알 수 있었다. 따라서, 본 연구는 공동주택 수직증축의 다양한 주호평면 개발을 위한 기초연구로서, 국내여건에서 적용 가능한 공동주택 주호평면 계획 및 특성을 자료화하고 향후 공동주택 수직증축에 활용되기를 기대한다.
