The purpose of this study is to understand about the factors that affecting the price of a Real estate-based Storytelling in Seoul using by the time series data at the individual, local, and national levels. This study adopts Vector auto-Regressive to analyze the factors that affecting the price of a real estate-based storytelling. The results indicate that the average regional land price, the mortgage bond yield, and number of visitor variables are expected to have an influence on a real estate-based storytelling. According to the result of this study, the selective dependant variables representing location, real estate and capital market is derived. In summary, average regional land price, mortgage bond yield, number of visitor variables are chosen to be used in establishing the VAR model by testing the Granger-Sims causality. Using the VAR model for the price of a real estate-based storytelling, it is found that the number of visitors to a real estate-base storytelling be one of the important explanatory variables.

이 연구는 부동산과 문화컨테츠가 융복합된 문화지구의 지가에 영향을 주는 요인을 실증적으로 제시하는 것이 목적이다. 이 연구는 패션 및 문화시설의 집적지로서 국내 및 해외에 알려진 서울시 신사동 가로수길의 지가와 거시 및 미시경제 변수를 사용하여 지가에 영향을 주는 요인을 실증적으로 보였다. 연구결과를 요약하면 다음과 같다. 첫째, 2008년 이후 전국 지가의 추이는 시간의 흐름에 따라 상승하는 비정상시계열이다. 2008년에는 금융위기 등의 충격으로 토지가격이 하락하였으나 신사동 가로수길의 평균 지가의 경우에는 2008년, 2010년에는 지가가 하락하였지만 전체적으로는 지속적으로 상승하였다. 둘째, 평균 지가와 시계열상 상관관계가 가장 높은 변수는 전국 아파트 전세가격지수, 지가지수, 상업용부동산의 임대료, 주택담보대출금리이다. 특이한 점은 소비자물가지수, 상업용 부동산의 임대료, 부동산관리비는 지가와는 정(+)의 상관관계를 보여 부동산시장에서 상가임대료와 부동산관리비가 증가할수록, 이자율이 감소할수록 문화융복합부동산의 지가는 증가함을 보였다. 셋째, 시차가 2인 경우, 가로수길 평균 지가는 신사동 평균 지가의 원인변수이다. 따라서, 주택담보대출이자율과 가로수길의 평균 지가에는 상호영향을 주는 관계이다. 넷째, 서울시 강남구 신사동 가로수길의 평균 지가는 방문객수과 정(+)의 상관관계를 보였으며 통계적으로 유의한 결과를 보였다.
