Recently, it is perceived the demand of change in rental housing market by way of low interest rate, low birth rate, and rapid aging, which has not been experienced in the past decades. It is pointed out the increase of housing costs of the ordinary people as the one of factors to the demand of change in rental housing market. Accordingly, it is very important to understand the preference on the Jeonse(the lease of a house on a deposit basis) and monthly payment housing in order to have an establishment of proper housing policy for the settlement of the ordinary people. The study is trying to investigate the preference structure on the Jeonse and/or monthly payment housing to the landlord and leaseholder in rental housing market. We conduct the survey to the current landlords and leaseholders in Seoul and Busan areas. The result of analysis is that the changing rate of Jeonse to monthly payment housing is reflected the risk premium. Also, the Jeonse is prefer to the monthly payment housing as far as the housing satisfaction is concerned. In addition, the Jeonse is revealed the function of capital accumulation for the preparing one’s own house. The preference of monthly payment housing as a view of landlords is expected to continue when it comes to keep the low interest rate.
