Most of the permanent rental housing complex(PRHC) in Gwangju were built and provided from late 1990s till 1993 and it has been aged 20 years since its construction. These facilities are being deteriorated very quickly. Because of this situation, its neighborhood living facilities and outer spaces are being left unused. It gives negative images to complex environment with a number of criminal acts and potential danger on those abandoned spaces. In addition, after construction of permanent rental housing complex, there has been rapid changes in the aspect of urban, social and physical environment, and those important community space such as convenience facilities for permanent rental housing has become more empty and depressed due to changed consumption behavior of inhabitants such as using big supermarkets nearby. In this situation, it is necessary to understand and analyze for future regeneration of complex. It should not be considered as socially being avoided facilities. It shall be analyzed by evaluation indicators for socioeconomic regeneration and physical regeneration including local communities in collaboration with various parties.

광주광역시의 영구임대주택단지는 대부분 1990년대 후반에서 1993년까지 공급되었으며, 현재 대부분의 영구임대주택단지는 시설이 지어진지 20년이 경과했다. 20년이 지난 영구임대주택단지의 노후화는 매우 빠르게 진행되고 있다. 이로 인해 단지내의 많은 주민 편의 시설이 아닌 단지 내에 방치된 외부공간과 근린생활시설등은 빈점포로 다수의 범죄 행위가 일어나는 등 단지 환경에 대한 부정적 이미지를 주고 있는 실정이다. 또한 영구임대주택단지가 준공된 이후에 도시적, 사회적, 물리적 환경의 변화가 급속하게 변화되었으며, 내부적으로는 영구임대주택단지의 중요한 커뮤니티 공간인 근린생활시설은 대형마트 입점, 거주민들의 소비행태 변화 등으로 인해 빈 점포가 늘어나고, 점점 침체되어 가고 있는 상황이다. 이러한 상황에서 노후화된 영구임대주택단지에 대한 미래의 단지재생을 위한 해석이 필요하며, 사회적 기피시설로서의 단지가 아닌 지역사회를 포함한 다양한 주체와의 협업을 통한 물리적 재생과 사회경제적 재생을 위한 평가지표로 분석하고 제안해보고자 한다.
