This thesis mainly deals with the spacing planning on a new agricultural complexconstruction which is driven by the economical need of for-profit urban-rural migrantsand can grow sustainably in respect of the community complex for urban-rural migration. When people with no agricultural background try to settle down through farming,the current development policies in an agricultural rural region doesn’t givesatisfactory guides and help in such settling. Although domestic profitable community complexes for providing sustainableprofit for urban-rural migration are being tried, there are few domestic researcheson them and one can hardly find any research for space planning focusing thesustainability. Therefore this research aimed to study about perspective of sustainable developmentthrough the entire procedure of space planning on such agricultural communitycomplex. First, this research established operational definition, concept, and hypothesisabout the sustainably profitable community complex for urban to rural migrationthrough theoretical study about the concept of sustainable development and thisresearch classified the space planning types. Second, this research set up the standard in analyzing examples and the frameof domestic cases by extracting/ converting the factors of sustainability in space planninginto the Permaculture design principle based on the hypothesis. Third, this research derived know-how and the implications of Moshav as anoverseas example of sustainable space planning. Fourth, this research analyzed the procedure and the content of domestic examplesof profitable community complex for urban-rural migration and figured out the domestictasks through the case of Moshav. We hope that this thesis will be used as a foundational reference in researchfor the sustainable profitability of domestic agricultural complex which has beensuspended for long time in various fields and in sustainable space planning researchfor the profitable community complex for urban-rural migration.

본 연구는 귀농공동체단지 조성 시 지속가능발전을 모색에 있어 특히, 귀농인의 경제적 이주목적에 부합한 신규단지 공간계획 측면에 중점을 두었다. 비농업인이 영농을 통해 정착하려는 귀농의 경우, 현 농촌마을에 제공되는 기존개발로는 한계가 있다. 지속가능이라는 경제적 측면에서 국내에서 ‘수익형 귀농공동체단지’가 시도 중이나, 분야의 연구가 미흡하고, 지속가능한 관점을 적용한 공간계획 사례도 드물다. 따라서 공간계획이 전 과정을 통해 지속가능발전의 관점을 연구하고자 첫째, 지속가능발전 개념의 이론연구를 통해 지속가능한 수익형 귀농공동체단지의 이론적 가설 및 조작적 정의와 개념을 정립하고 공간계획상 유형을분류했다. 둘째, 가설을 토대로 공간계획상 지속가능 요소를 퍼머컬처의 설계원리에서 추출/변환하여 사례의 분석기준과 국내 사례의 틀을 마련했다. 셋째, 지속가능한 공간계획의 해외 사례 ‘모샤브’의 특성에서 노하우와 시사점을 도출했다. 넷째, 국내 수익형 귀농공동체단지 사례의 공간계획 과정과 내용을 분석하고, 모샤브의 시사점과 재비교분석하여 국내과제를 파악했다. 본 연구가 1980년대 이후단절되어온 국내의 이스라엘 농업공동체연구를 세계적 성공 사례인 모샤브를 통해 공간계획 측면까지 확대하여 맥을 잇고 있다는 점에서, 다양한 분야에서 장기간 해체되어온 국내농업공동체의 지속가능발전 연구의 참고자료로 활용될 것과국내 수익형 귀농공동체단지의 지속가능한 공간계획 연구의 기초자료로 활용될것을 기대한다.
