Apartment housing of Korea started to be constructed in earnest to solve the housing shortage and to use land efficiently. After 1990s, apartment housing got to be clustered even closer together and got bigger due to the construction of new city. And a demand for apartment housing also gradually increased. And 3~4% of Apartment construction rate of increase per year has been continuously shown from 6 million apartments in 2002 to 9 million apartments in 2013. According to this increase of apartment housing, the importance of initial project schedule establishment for efficiently utilizing the given resources and construction duration is largely brought into relief. However, current apartment housing construction project scheduling is uniformly carried out, utilizing an approximate average of project (quantity, duration, cost, etc.) having been carried out by a construction company on the basis of quantity and cost rather than considering the individual characteristics and situation of site. As a result, the actual condition is that process frequently changes, and predecessor overlaps with successor, and serious problems such as the increase of construction cost and duration and quality deterioration occur due to project scheduling without reflecting the characteristics of site. Hence, this study is intended to analyze problems occurring in apartment housing construction through precedent studies and field investigation, and is intended to deduce the preliminary influence factors of each process and the situation of each site, which is necessary for establishing a project schedule, and is intended to select important factors necessary for the project schedule establishment phase of apartment housing construction through expert interview and survey and weight estimation.

한국은 1960년대 급속한 경제성장을 이루었고, 이로인한 인구의 도시집중과 수도권 과밀화 현상을 초래하여 도심내 심각한 주택부족의 사태를 유발하였다. 이에 따라 1962년 대한주택공사에 의해 서울 마포에 공동주택이 처음 건설되었으며, 주택부족의 해결과 토지의 효율적인 이용을 위해 본격적으로 공동주택이 건설되기 시작하였다. 이러한 공동주택의 증가에 따라 주어진 자원과 공기를 효율적으로 활용하기 위한 초기 공정계획 수립의 중요성은 크게 부각되고 있으며, 정부에서도 공정관리에 관한 시공위주의 하드웨어적인 기술 산업뿐만 아니라 소프트웨어적인 관리 분야의 선진화를 위하여 노력하고 제도적으로 개선하려는 움직임이 건설업 내에서 보여지고 있다. 이에 본 연구는 선행연구와 현장조사를 통한 공동주택공사에서 발생되는 문제점을 분석하고, 공정계획 수립시 필요한 현장별 상황과 공정별 예비영향요인을 도출하며, 전문가 면담 및 설문조사와 가중치 산정을 통해 공동주택공사 공정계획 수립단계에 필요한 중점영향요인을 선정하고자 한다.
