The objective of this paper is to investigate the factors determining the goodwill of stores by using 1,000 commercial lease cases at 25 retail trade areas in Seoul. The focus is on analyzing that the stores’ the sales, store location and retail trade area characteristics affects the store's goodwill. The major findings are as follows. First, the Firms agglomeration and the economic base positively affects the goodwill. also the major business of the retail trade-area and the compatibility of the store are shown to be statistically significant variables in estimating the goodwill per 3.3㎡. It means that the compatibility of the firm is empirically important an independent variable in determining the goodwill and as the major costs in the process of setting retail rents and goodwill. Second, the more the firms is located in the retail areas, the higher the goodwill are assessed. In summary, this study adopts the research hypothesis that retail trade area, location, store of the characteristics have the effects on the goodwill.

이 연구의 목적은 상권의 사업체 집적이 상가권리금에 영향을 주는 효과를 분석하는 데 있다. 통상 우리나라 부동산시장에서 거래되는 상가권리금은 상점의 매출액에 많은 영향을 받는다. 그래서 상가권리금을 산정할 때, 상권의 매출액에 많은 영향을 미치는 상권내의 동종 및 이종(異種) 사업체간의 보완 및 경쟁관계를 고려하여 결정해야 한다. 이 연구 결과는 다음과 같이 요약할 수 있다. 첫째, 서울시에서 전통적으로 도심의 기능을 담당하는 서울시 중구는 상가매매가격과 상가권리금이 모두가 높다. 둘째, 상권의 성격에 따라 집적된 사업체의 종류와 상가권리금의 수준이 차이가 있다. 서울시 송파구와 동대문구에서는 과일가게가 많으면서 상가권리금도 높다. 그리고 pc방은 많은데 상가권리금이 낮은 지역은 서울시 강서구와 강동구이다. 흥미롭게, 미용실이 군집해 있는 서울시 강남구, 송파구, 성북구, 중랑구는 상가권리금도 높게 형성되었다. 아울러, 제과점이 많은 곳에 해당하는 강남구, 송파구, 마포구, 관악구, 광진구도 상대적으로 상가권리금이 높았다. 따라서 부동산감정평가사, 부동산자산관리자 등은 상가권리금을 산정할 때 상가임대료, 상권내의 경쟁 및 보완업체의 밀집도를 고려해야 한다.
