The paper identifies influence of the designation of urban redevelopment district. Hannam redevelopment district was selected for field observation, interview with residents, and statistical analysis. The designation of district resulted in physical decay and social change, such as population decrease, population ratio change and the number of family decrease. Each sub-district is different in terms of physical decay, especially in individual(private) sphere. The differences lead to residents’ different reaction on the environmental change. The study finds that social integration, neighborhood satisfaction, and sense of safety are three important psychological aspects for residents to consider departure from the community. Social and physical factors directly affecting psychological aspects lead to negative perception of the community and result in residents’ move-out. Some of those are conflict in neighborhood, illegal parking, building decay, the increased number of foreign laborers, and property abandonment.

본 연구에서는 재정비촉지지구 지정 이후 발생한 환경변화의 양상에 대해 이해하고자 하였다. 한남재정비촉진지구를 대상으로 한 본 연구는 외부로 드러난 물리적 쇠퇴의 실태에 대한 조사, 주민 인터뷰, 사회 통계 조사를 통해 진행하였다. 연구결과 지구 전반적으로 물리적 쇠퇴, 인구 및 가구수 감소, 인구구성비변화 등 물리적, 사회적 변화가 진행됨을 확인할 수 있었다. 각 촉진구역별로는 물리적 쇠퇴정도의 차이가 있음을 확인할 수 있었고, 이러한 차이는 지구지정 이후의 변화에 대한 주민인식의 차이로 이어졌다. 주민들이 이탈(이주)를 고려하는데 ‘사회적 유대(social integration), 근린만족도(neighborhood satisfaction), 안전감(sense of safety)’ 등 3가지 심리적 요인이 중요하게 작용하는 것으로 확인되었다. 이러한 심리적 요인에 직접적으로 영향을 끼치는 물리적, 사회적 요소들로 ‘이해의 상충으로 인한 직접적인 갈등, 불법주차와 이로 인한 주민들 간의 갈등, 갈등으로 인한 이미지 저하, 건축물의 노후화/쓰레기 방치 등 관리소홀의 증거 및 이로 인한 불쾌감, 외국인 거주자의 증가, 공가/폐가의 증가’ 등을 확인할 수 있었다.
