This study investigates current status of domestic CM market and companies which posted in 2013, to find what makes companies produce profits on public facilities. It analyzes budget and ratio of expenses at every stage of project. And it also analyzes the ratio of successful bid. This study considers the suitability of selecting method by price evaluation in bidding and its influence to winning. As this research found out that skills requirement to make profitability is not reflected in its criterion, but CM outsourcing budget is an important factor, through these analysis, so it suggests for improved CM evaluation which consider other factors such as business characteristics and required technical skills. However further studies are needed to form a framework for the details which separate required skills, research on selecting evaluation system which meet owner’s requirements, and ex-post assessment of CM manager.

본 연구는 공공시설물 수익성 창출을 위한 CM 추가업무의 용역대가 확보를 위한 기초자료를 도출하기 위하여 국 내 CM시장 현황과 2013년 CM 공시업체 현황을 고찰하였다. 또한 CM용역 예정금액과 사업단계별 공사비요율, 낙 찰율을 분석하였으며, CM용역 입찰가격 평가방식과 낙찰율 분석을 통하여 CM용역 선정방식의 적정성을 고찰하였 다. 이러한 고찰결과 현행 CM용역의 선정방식이 용역금액 중심으로 결정되고 있어 CM업체 선정에서 발주자의 수익성 창출을 위한 추가업무 요구조건이 선정에 반영되지 않는 한계성이 도출되었으므로, 수익성 창출을 위한 추가업무 요구에 따른 CM용역 선정방식 개선방안을 제시하였다. 그러나 추가업무 요구조건을 구분하는 세부방식과 발주자의 기술력 요구조건에 따른 선정방식에 대한 연구 및 이 에 따른 건설사업관리자의 사후평가를 위한 제도적 근거를 마련하기 위한 추가의 연구노력이 필요할 것으로 판단 된다.
