The aim of this study is to investigate the planning characteristics used in unit floor plan of high-rise residential buildings in Busan. This research aims to analyze unit plans of 4 cases which were high-rise residential buildings over 50-story or over 200 meters or over 500 house which were built until 2012. 4699 unit plans of 4 cases were classified under 12 types and then 12 types were analyzed with analysis items. The results of this study is as follows. First, 3 room type was preferred from a numerical point of view, main room was connected with public living space including dining area, 1 family unit was planned including 2 toilets. Second, 12 floor plan types were drawn through analyzing related cases. Third, as the whole extent of house unit was becoming larger and larger, private area was decreased and public living area(including dining area) and toilet area were increased as from a point of area ratio.

본 연구는 부산광역시에 초고층 주상복합 건축물에 적용 단위세대 평면의 특성을 연구하는데 목적을 둔다. 본 연구의 연구 방법으로 2012년 까지 준공된 층수가 50층 이상이거나 200m이상의 건축물, 500세대 이상으로 한정하여 4개의 사례 4699개의 평면을 면적별 평면구성 12개의 타입으로 분석항목을 통해 서로의 연계에 의한 분석을 도출하고 종합분석을 한다. 본 연구의 결론은 다음과 같다. 첫째, 개인생활공간인 실과 관련하여 침실은 3개의 침실을 선호하며공통생활공간은 주침실과 연계하며 위생설비공간은 2개 이상으로 계획한다. 둘째, 연구의 사례를 조사한 결과 모든 평면은 12개의 평면 방식으로 나타났다. 셋째, 마지막으로 단위세대 평면의 면적비를 분석한 결과 면적이 커질수록 개인생활공간은 감소하고 공통생활공간과 위생설비공간의 비중은 점점 더 큰 비중을 차지하고 있음을 알 수 있다.
