The aim of this study is to investigate the planning characteristics used in unit floor plan has been changed by the change of the trend of high-rise residential buildings. The research method involves studying a group of 50-story buildings (over 200 meters and over 400 house) which were built after 2002. The results of this study is as follows. First, the characteristics of building plan in the aspect of floor figure(type) is appeared as various figure such as □, Y, X, T, - type and has been changed from the symmetrical to asymmetric. The area of housing unit has been growing less and less. Second, type number of house unit plan is preferred below 6 types, while various types of unit plan were preferred before. And the type of below 3 room is preferred recently in the aspect of room composition. Third, the tendency of floor planning in the aspect of openness goes to three-sided open type from two-sided open type. And room layout in the aspect of private and public space has been changed to ㄱ type from – type.

본 연구는 2002부터 현재까지의 초고층 주상복합 건축물의 시대적 변천을 통한 단위세대 평면 계획 특성을 찾는 것을 목적으로 한다. 본 연구의 연구 방법으로 2002년 이후 준공된 층수가 50층 이상이거나 200m이상의 건축물, 400세대 이상으로 한정하여 18개의 사례를 주동, 주호, 단위세대의 3가지 분석항목을 통해 서로의 연계에 의한 분석을 도출하고 종합분석을 한다. 본 연구의 결론은 다음과 같다. 첫째, 주동과 관련하여 형태는 □, Y, X, T, -형으로 다양하게 나타나며 대칭으로 형태에서 비대칭으로 변화한다. 단위세대 면적과 관련해서는 작은 면적으로 변화한다. 둘째, 주호와 관련된 시대적 변천은 많은 수의 주호 조합에서 6세대이하의 주호로 변화하며 실의 구성도 3개 이하의 실을 선호 하고 있다. 셋째, 마지막으로 평면세대와 관련한 사항으로 실의 영역은 2분할에서 ㄱ분할로 변화하며, 외기 접한 면은 2면 개방에서 3면 개방으로 개방성을 중요한 부분으로 인식 되어진다.
