Korea Institute of Construction Technology (KICT) has announced Construction Cost Index (CCI) for measuring price fluctuations in direct construction cost over time. As estimating the CCI, Korea KICT uses a fixed weight Laspeyres index, which is used to measure Producer Price Index (PPI) by the Bank of Korea. However, the drawback to the fixed weight Laspeyres index is that, especially in case of the drastic fluctuation of price structure, it cannot reflect the actual rate of economic growth due to its estimation of fixed-weighted index at 5-year intervals. To address such weakness, the Bank of Korea uses the Chain Index to compute the PPI after January 2013. This study aims to suggest a calculation method using the Chain Index to supplement the weakness of the fixed weight Laspeyres index, which is used to calculate the building CCI. In order to measure the CCI, the details of apartment houses are analyzed every term to select important items composed of material and labor costs. Then, the apartment house CCI is calculated with weighted values of input component ratio of the selected important items.

한국건설기술연구원에서는 시간의 변화에 따라 직접공사비의 가격변동을 측정하기 위하여 건설공사비지수를 발표하고 있으며 지수 산정 시 한국은행에서 생산자물가지수 산정에 이용되는 라스파이레스 고정지수를 이용하고 있다. 라스파이레스 고정지수는 가중치를 5년 동안 고정하여 지수를 산정하므로 가격구조가 급격히 변동하는 경우 실제 경제성장률을 반영하지 못하는 단점이 있다. 이러한 단점을 보완하기 위하여 한국은행에서는 2013년 1월부터 생산자물가지수 산정에 연쇄지수를 이용하여 지수를 산정하고 있다. 본 연구는 건설공사비지수 산정에 이용되는 라스파이레스 고정지수의 단점을 보완하기 위해서 연쇄지수를 이용하여 공사비지수 산정방법을 제시하고자 한다. 공사비지수를 산정하기 위해서 공동주택의 내역을 매기마다 분석하여 재료비, 노무비를 구성하는 중요항목을 선정하고, 중요항목의 투입구성비를 가중치로 하여 공동주택 공사비 연쇄지수를 산정하였다.
