This study was to investigate transformation of urban structure on era of an aging society that using Japanese case. We could conform the effectiveness of intensive urban structure that its support life of self-support for aging generation. In korea, it will expect transform to intensive urban structure for aging generation, so we should make full use of new urban policy toward revitalize of urban. Like as Japan, regard a function of center town as important, otherwise we should make important to suburbs town connect with center town and suburds town each other through public transportation. And we should cope with carefully the change of house-consumer’s needs because of that residents of town can stay continuously the town.

본고에서는 저출산과 고령화에 따른 인구의 감소가 현재의 도시구조에 어떠한 변화를 가져오게 되며 이러한 변화에 대해 도시정책은 어떻게 재편되어야 하는지를 일본의 경험을 통해서 살펴보았다. 고령사회에 있어서의 고령자의 자립적인 생활을 지원하는 도시공간으로서 집약형도시공간구조의 유효성은 어 느 정도 확인 되었다. 우리나라도 앞으로는 집약형도시로의 전환이 필연적으로 예상되는바 본문의 일본의 경 험을 신중히 연구해서 도시의 활성화를 위한 도시정책에 활용하여야 할 것이다. 일본과 같이 중심도시의 기능은 중시하되 주변의 지역을 공공교통망으로 잘 연결하여 일상생활에 지장이 주지 않는 도시 만들기가 필요할 것이다. 또한 기존 주거지역에 주민이 계속해서 생활하게 하기 위해서는 주택의 수 요자들의 니즈의 변화에 세심하게 대응해야 한다.
