These days, every country has adopted various redevelopment methods to resolve the problems in backwarded urban area. While redevelopment projects in Korea focus on apartments with abundant demand from households, Japanese redevelopment projects take the form of complex redevelopment comprising multi-functions of residential, commercial, business and cultures. As such, Korea and Japan have adopted similar laws and regulations on redevelopment but show much difference in redevelopment methods. This study researched the characteristics of redevelopment in Korea and Japan showing different redevelopment methodology despite of similar laws and regulations. Especially, this study comparatively analyzed the characteristics of Roppongi Hills, Evisu Garden Place, Shiodome redevelopment cases highlighted as the most successful redevelopment achievements in Japan. Through this analysisand comparison, this study presents the implications for the future direction of Korean urban redevelopment projects.

오늘날 세계의 각 국가들은 낙후된 도시문제를 해결하기 위하여 다 양한 재개발 방식을 동원하고 있다. 우리나라의 재개발은 수요가 많은 아파트 위주의 재개발 방식을 취하고 있는데 비해, 일본의 경우 주거․ 상업․업무․문화 등 복합기능의 재개발 방식으로 추진되고 있다. 이처럼 한국과 일본은 재개발에 관한 법규와 제도 등이 유사하면서도 재개발 방식에서는 차이를 보이고 있다. 본 연구에서는 재개발에 관한 법규와 제도가 유사하면서도 재개발 방식에 차이를 보이고 있는 한국과 일본 의 재개발 특징에 대해 연구 하였다. 특히, 일본의 성공적인 재개발 사 례로 주목받고 있는 록본기 힐스, 에비스가든 플레이스, 시오도메 도시 재개발 사례를 비교 분석하여 특징을 알아보았다. 이를 통하여 향후 우리나라 도시재개발의 발전 방향에 대한 시사점을 제시하였다.
