The Calculation of Apartment House Construction Cost Chain Index Using Cost Significant Item

Korea Institute of Construction Technology has announced Construction Cost Index for measuring price fluctuations in direct construction cost over time. As estimating the Construction Cost Index, Korea Institute of Construction Technology uses a fixed weight index, which is used to measure Producer Price Index by the Bank of Korea. However, the drawback to the fixed weight index is that, especially in case of the drastic fluctuation of price structure, it cannot reflect the actual rate of economic growth due to its estimation of fixed-weighted index at 5-year intervals. This study aims to suggest a calculation method using the Chain Index to supplement the weakness of the fixed weight Laspeyres index, which is used to calculate the Building Construction Cost Index.
