This study focused on analyzing the economic shocks of the main housing finance demand factors and macroeconomic variables on the housing finance. we worked on the causality test between the housing finance and the macroeconomic variables, did the impulse response analysis and the variance decomposition with the VAR model and the important results are as follows. There is a one way causality between the housing finance and hce, cpi and a mutual causality between the housing finance and mhr, . The shocks of the housing finance on the mhr, hce was strong by the impulse response analysis. The most significant variable was hce and mhr, hpi were relatively significant in the order among the demand factors of the housing finance by the variance decomposition. As a result, the increases in housing mortgage loans will make the financial lenders insolvent with the real estate price going down. The government and the financial institutes should monitor whether the increasing housing loans cause some major problems or not, including the recovery of households and the economic woes.

본 연구는 주택담보대출이 주택금융수요요인과 거시경제변수에 미치는 영향을 분석해 보았다. 첫째, Granger 인과관계 검정결과 주택담보대출과 가계소비지출, 소비자물가지수는 일방적인 인과관계가 존재하며, 주택대출금리, 총통화량은 쌍방의 인과관계가 존재한다. 둘째, 충격반응분석 결과 주택담보대출의 충격으로 주택담보대출금리 및 가계소비지출은 상대적으로 강하게 나타났다. 셋째, 분산분해 분석결과 주택담보대출에 대한 거시경제지표들의 기여도는 상대적으로 가계소비지출이 가장 높으며, 다음으로 주택담보대출금리, 주택매매가격지수 등의 순으로 설명력이 높은 것으로 나타났다. 이상의 결과에서 정부 및 금융기관은 담보대출과 이로 인한 소비회복의 걸림돌은 물론 경제 불안 요인이 되지 않도록 사전에 모니터링을 강화할 필요가 있음을 강조한다.
