In case of domestic apartment house, cumulative distribution of apartments, older than 15 years, are predicted to be 5,210,000 in 2015, bringing an urgent need of industrialization of apartment remodeling. Thereupon, the research deducts and analyzes the obstacles in vitalization of apartment remodeling project by categorizing the problems into planning stage, design stage, and construction stage, and at last suggests the improvements. Development of the rational remodeling/reconstruction decision model is critical to improve the problems, and ability to finance should be secured by easing the floor area ratio and allowing vertical extension to increase the number of households. Moreover, it is seem to be appropriate to change the remodeling project style from design/construction separated bidding and all-or-none bidding to CM for fee style which is one of the construction management style.

국내 공동주택의 경우, 15년 이상 경과한 아파트의 누적분포는 2015년 기준으로 521만 가구로 예측하고 있어 공동주택 리모델링의 사업화가 시급한 실정이다. 이에 본 연구에서 공동주택 리모델링사업의 활성화에 걸림돌이 되고 있는 장애요인들을 기획단계, 계획․설계단계 및 계약․시공단계로 구분하여 도출/분석하고 이를 통하여 개선방안을 제시하였다. 장애요인들에 대한 개선방안으로 사업타당성 분석 기법 및 합리적인 리모델링․재건축 판정 모델의 개발이 필요하고, 또한 용적율 완화와 세대수 증설을 위한 수직증축을 허용함으로써 자금조달능력을 확보할 수 있도록 하여야 한다. 또한 리모델링 사업수행방식을 설계․시공 분리입찰 및 일괄입찰에서 건설사업관리방식의 하나인 대리인형(CM for fee) 방식을 적용하는 것이 타당할 것으로 사료된다.
