The purpose of this study is to set standards for a conservation value of modern architecture as culture heritage. The pre-criteria and item for the conservation value was set up by the theoretical researches and previous studies on the conservation value. The criteria for conservation value of modern architecture as culture heritage was based on a questionnaire and interview survey onto architectural heritage experts group. The process to determine the criteria for conservation value of modern architectural heritage was classified into 20 items under the 5 value categories of the historical value, the architectural value, the social value, the economic value, and the urban contextual value. This study can be used as not only the criteria for conservation value of modern architectural heritage but also the suggestion of a new methodology for value evaluation system for modern architectural heritage.

본 연구는 근대건축 문화유산의 가치평가를 위한 보전가치 기준을 설정하는 것을 목적으로 한다. 문화유산에 대한 이론적 고찰을 통하여 보전가치 기준의 근거를 살펴보고, 보전가치에 대한 여러 선행연구를 통해 예비 보전가치 기준 및 항목을 선정하여, 건축문화유산 관련 전문가 그룹을 대상으로 설문과 면접조사를 실시하고 그 결과를 토대로 근대 건축 문화유산의 보전가치 기준을 설정하였다. 근대건축 문화유산의 보존가치 기준은 역사적 가치, 건축적 가치, 사회적, 가치, 도시 맥락적 가치로 분류하여 20개의 가치기준 항목을 설정하였다. 본 연구에서 설정한 보전가치 기준은 근대건축 문화유산의 보존 및 활용에 있어서 중요한 기준으로 이용할 수 있을 뿐 아니라, 더 나아가 근대건축 문화유산의 가치평가 체계 수립에 새로운 방법론을 제시한 점에서 그 의의가 크다고 할 수 있다.
