It is useful to have a plan for the work that must be completed on each floor as well as monitoring costs properly, and especially to forecast the time. This study shows when typical floors are required to be completed to just meet the project period and control systems that help toward the timely and profitable works. In the example project the construction cycle is 8 days per typical floor and work items are defined as formwork, re-bar work and concrete work. The management of cost and schedule integration is an important part of planning process to incorporate not only monitoring the time but also controling the manpower and materials. Accordingly, model development for cost and schedule integration shows that it should be provided information on the amount of money flowing into and out of the project and detailed consideration of the time of the work.

공동주택공사에서의 공정개선과 원가합리화를 위하여 공정과 원가관리를 통합하는 시스템이 필요하다. 이를 위하여 본 연구에서는 공동주택공사를 대상으로 공기와 비용의 적정화를 이루도록 공정 및 원가 통합모형 개발을 연구의 목적으로 하고 있다. 공동주택 골조공사 기준 1개층의 벽과 상부층 바닥공사에 소요되는 거푸집공사, 철근공사, 콘크리트공사를 연구범위로 하여 공정 및 원가 통합모형을 개발한다. 우선 골조공사 공정의 작업순서와 작업품 등의 기초적 산출근거를 마련하여 기준층의 작업표준 공정체계를 수립한다. 작업표준 공정체계를 선정된 사례 프로젝트에 대입하여 실제 공기에 맞춘 작업의 평준화와 작업의 연속성이 반영된 공정을 작성한다. 작업의 평준화와 작업의 연속성이 반영되었을 때 제시되는 공정에 따른 공사비용이 진도율로 산정되도록 한 공정 및 원가 통합모형이 개발되도록 한다. 본 연구에서 개발된 공정 및 원가 통합모형을 이용하면 공정과 원가를 별도로 산정함에 따른 공정과 원가의 연계된 관리의 어려움을 피하고 공정과 원가의 호환적 기능을 극대화 할 수 있다.
