The purpose of this study is to make a contribution to the proper price formation in the real estate market and the revitalization of remodeling apartments’project. This study is done by analyzing the determinant factors that affect the remodeling apartments' prices formation in the real estate market and drawing the remodeling apartments' general factors in prices formation. An object of this study was the remodeled apartment complex in Seoul that have completed the remodeling project and in which the residents have lived from 2001 when the remodeling project substantially started to 2010. And the method of this study was to demonstrate and analyze the preference by utilizing an important index of the determinant factors in the remodeling apartments. The result of this study draws the determinant price formation factors of the remodeling apartments in the real estate market and suggests the hints for the remodeling project’s revitalization factors.

본 연구의 목적은 부동산시장에서 리모델링 아파트의 가격형성이 어떠한 요인들에 의해 영향을 받는가를 분석하여 리모델링 아파트의 일반적인 가격형성요인을 도출함으로써 적정가격 형성과 아파트 리모델링 사업의 활성화에 기여하는 것이다. 연구의 대상은 리모델링 사업이 실질적으로 시작된 2001년부터 2010년 현재까지 서울지역의 리모델링 사업이 완료되어 입주한 리모델링 아파트단지를 대상으로 하였다. 그리고 연구의 방법은 리모델링 수요자인 리모델링 사업이 완료되어 입주한 거주자와 사업예정 아파트 거주자를 대상으로 리모델링 결정요인의 중요지수를 활용하여 선호도를 실증 분석하였다. 연구의 결과는 부동산시장의 리모델링 아파트의 가격형성요인을 도출하고, 리모델링 사업의 활성화 요인에 관한 시사점을 제시한다.
