A study on diversitication of housing prices through the analysis of the apartment prices

Housing to the people in Korea has been considered as one of the most important asset in terms of wealth and regarded as an important financial investment technique. Frequent changing housing policies and regulations may have influenced on the housing price and often become the main reason of the collapse and fluctuation factors of social unrest. Each government has announced new housing plans whenever the ruling party was changed. The examples are 250 million housing in 1972, 500 million housing in 1980, 1989, and 200 million housing build plans. However, for the low interest rates, liquidity, real estate tax relief, development earnings factors were linked and resulted in housing speculation for the economic reason. But after 1997 IMF financial crisis, the major companies began to sell the real estate for the increasing on holding non-business purpose land and financial structure has become worse. Specializing in real estate and housing companies appeared in massive numbers and this has become as the primary cause of the sale prices were becoming blamed. In addition, the multi family apartment building layout plan for parking and landscaping around the ground is not so important that such plans had been very common before the economic IMF crisis. But the housing construction companies introduced new market plans such as high housing brand policy and quality-oriented growth to overcome the real estate downturn and the slump in hosing market which also are pointed as a factor of housing price rising. In addition, laws and administrative procedures related to construction, architectural design screening systems also enhanced in the direction of require high quality of the building and acted as rising factor of housing prices. By these influence, in recent years, the supply of small low-cost housing is in short and have an influence on prices rising of rental house. Therefore, in this study, based on this phenomenon will analysize the apartment house prices in busan and propose the necessity of prices diversitication.
