This study is aimed at preparing ways to carry out theme tourism streets. For the study, potentiality of Japanese houses in Guryongpo which recently have become an issue to develop into historical theme streets and conditions for development of theme tourism streets were examined. The study was conducted mainly through analyzing related policies and papers and following results were produced. 1. About 50 Japanese houses stand close together in Guryongpo forming special architectural and space structure. The history of these houses still continues, so their potentiality to develop as theme streets is high. 2. Efforts to create theme streets begin in earnest with 󰡔Fourth National Land Development Program (2001)󰡕 mainly focusing on creation of cultural streets and tourist belts. As theme street business is being pushed for as a form of using traditional resources and modern cultural heritage, they have high potential to be developed. However, there have been no completed theme streets and there are not sufficient development policies about this. To suggest a development model through an example is considered to be significantly necessary not only in an aspect of regions but also in an aspect of policies. 3. In order to establish effective theme tourism streets, basically ① clear themes based on places and their space continuity should be established, ② experience activities responding time continuity and place variability and supporting living cultures should be established and ③ organizations to voluntarily participate and develop and programs should be established and education, design and contents which can support them should be developed.

본 연구는 관광 테마가도의 실천적 방안을 마련하기 위한 기초연구로서, 최근 이슈화되고 있는 구룡포 일본인 가옥을 중심으로, 역사적 테마거리로서의 발전가능성과 관광 테마가도의 발전요건 등을 검토한 것이다. 연구는 주로 관련정책 및 관련논문 등의 분석을 통해 이루어졌다. 연구 결과, 구룡포 일본인 가옥은 역사적 건축물의 집단적 분포성과 특수한 건축 및 공간구조, 그리고 역사의 지속성 등을 토대로 볼 때, 테마거리 또는 테마가도로서의 발전가능이 높은 것으로 나타난다. 또한 기본 관련연구를 분석한 결과, 효율적인 관광 테마가도의 구축을 위해서는, 기본적으로 ① 장소에 기초한 명확한 테마의 확립과 그의 공간적 연속성이 필요하며, ② 시간적인 연속성과 장소적 변화성에 대응한 체험활동과 함께, 그를 지지하는 생활문화의 구축이 필요한 것으로 나타난다. ③ 또한 자발적으로 참여하고 발전할 수 있는 조직 및 프로그램의 구축과, 이를 지원할 수 있는 교육 및 디자인ㆍ콘텐츠 개발 등이 필요한 것으로 나타난다.
