Which are the most important of the many factors that drive population growth? Looking at the many amenity factors, this study covers the question of which amenity factors are the most important in attracting population growth. This study uses economic and cultural data from the city of Incheon, South Korea. The unit of analysis is the neighborhood-sized Korean administrative unit, the dong. The dependent variable was population change and the independent variables were the various amenities in Incheon. KFC, Sports Parks, Hotels, General Parks, Test Prep Academies, IBK and KB Banks as well as Banks generally, Firehouses, Parks, Primary Schools, Police Boxes, Parking Lots, Kindergartens, and Government Offices all had significant and strong positive correlations. Half of the significant results were for public services. Movie theaters had a negative, but not significant, correlation with population growth.

본 연구는 도시성장에 미치는 주요 영향요인을 분석하고자 하였다. 다양한 어메니티 요인들 중 어떤 요인들이 중요한 요인인가를 실증적으로 분석하였다. 어메니티 요인으로서 문화 및 경제 자료를 사용하였으며, 분석단위는 인천광역시 동이다. 동의 인구변화를 도시성장으로 간주하였으며 이를 종속변수로 삼았다. 이에 영향을 미치는 변수로서 공공서비스 시설, 즉 소방서, 초등학교, 파출소, 주차장, 유치원, 행정관서 등과 은행, 입시학원, 공원, 호텔, KFC 등이 강한 상관관계를 가지고 있는 것으로 나타났다. 흥미롭게도 영화관은 부의 관계를 가지고 있는 것으로 나타났다. 본 연구의 결과는 도시성장 요인으로서 기존의 경제 요인 외에 최근에는 어메니티 요소가 중요한 것이라는 것을 실증적으로 보여주고 있으며, 특히 우리의 경우 교육시설이 중요한 요인으로 나타나 이는 우리의 독특한 문화를 반영하는 것으로 보인다.
